Kingsbrook is a new development of 2,450 new homes to the east of Aylesbury. It is made up of three distinct ‘villages’ or neighbourhoods, each having its own identity. The three villages are Oakfield Village, Orchard Green and Canal Quarter.

Barratt David Wilson has partnered with the RSPB to set a new benchmark for nature-friendly housing developments. Kingsbrook will be the first development to pioneer this new approach.

To ensure Kingsbrook delivers the services and infrastructure required to support the development Barratt David Wilson is committing over £81 million to provide funds for new roads, public transport, primary and secondary education, affordable housing, health, a children’s centre, nursery and crèche facilities, green infrastructure, public open spaces, play areas, sports pitches, flood defences, community centres and a neighbourhood centre.

All of this is set out in the S106 Agreements signed with Bucks County Council and Aylesbury Vale District Council.

The completed development will deliver:

  • 2,450 new homes including affordable housing, within three villages each with a distinct identity
  • The northern section of the Eastern Link Road and the Stocklake Link Road
  • A new transport hub and bus route
  • Traffic calming in Bierton
  • Signalisation of the Broughton Lane Canal Bridge
  • 10 Ha of employment land
  • Strategic flood defences for the town centre
  • Two new primary schools and a site for a secondary school
  • A community centre in each village
  • Nursery and crèche facilities
  • A new health centre
  • Sports pitches
  • Upgrades to the canal tow path
  • Allotments and community orchards
  • New parks and nature reserves;
  • 250 acres of wildlife-rich open space, the size of 100 football pitches, accessible to all residents of Aylesbury Vale.
